If you have been sickened by the ups and downs of the stock market recently, you may want to consider investing in Dallas real estate. The Dallas real estate market has been stabilizing and has started to trend up over the previous 12 months. With mortgage interest rates at or near historic lows, perhaps it is time to begin looking at investing in Dallas homes.
40% of Real Estate Investors Made Less Than $75,000 in 2010
People think that you have to be “rich” to invest in real estate. According to the National Association of REALTORS®, 40% of those who invested in real estate last year made less than $75,000 at their primary job. Investing in real estate in Dallas is not just for the wealthy — it’s for the smart.
You weren’t looking for a second job, were you?
The great thing about real estate investment in Dallas is the fact that you don’t even have to live here! There are some, such as myself, who have helped real estate investors purchase and maintain rental properties hundreds or thousands of miles away from where they live. Investing in Dallas rental properties can be a virtually passive investment, with minimal work or concern on your part. You are working with state-licensed individuals who can handle most aspects of your Dallas rental homes with as little (or as MUCH) input from you as you desire.
Dallas Rental Property vs. Flipping
During these rough economic times, most people understand exactly how difficult it is to purchase a Dallas home unless you have cash or great credit. Dallas rental prices have begun to skyrocket, which has caused a boom in Dallas real estate investment for people looking to earn 10-15% or more return on investment, secured by the safety of real estate, and managed by state licensed professionals.
Allow me to give you an example. I currently have a Mesquite home for sale, listed at $70,000. The rental rates in that area are around $1100 per month. The home is move-in ready, and requires no repairs prior to renting out. This would yield a return on investment of just over 15%. Back out your taxes, insurance, and property management fees, and you still have an investment property that is paying you an easy 12% return on investment. In addition to the direct return on investment through collecting rents, you also have the possibility for passive investment gains through appreciation of the property for when you sell it again in the future.
If you are looking to invest in Dallas real estate by flipping, there is still a market for that. Most of the Dallas homes that will be purchased for flipping will be foreclosures and may require a lot of work, but then again you are getting them at a great price.
